For the subdivision concept we have been working on at 193/219 Wood Street and Third Street, the most important R-3 requirements are: Single-family detached homes are permitted where public sewer is available. Minimum lot area: 25,000 SF Minimum lot width: 120 feet Maximum lot coverage: 40%. If public sewer is not available, a residential dwelling generally cannot be on less than 1.5 acres. Every resulting subdivision lot must have frontage on a street.
